How I am paid

You should know who pays me before you weigh anything I say. Here is every way this platform earns.

Research

Ground Intelligence Reports, corridor research, articles and checklists are free to read. Where I write about an area in which I also represent a developer's project, I say so.

eBooks

The eBooks are published under my brand Rinsad. Some are free; others are sold on this website and on rinsad.in. The price is shown before you buy.

Consultations

The first consultation call is free and carries no obligation. Any paid work is agreed in writing, with the fee, before it starts.

New projects I represent

I work as a registered agent and channel partner with some Hyderabad developers. When you buy in a project I represent, the developer pays my fee; you pay the developer's own price and nothing extra to me. These projects are always labelled as represented by me, or "Listed by Sadat HM", so you know when I have a commercial interest.

The property marketplace

Members pay a posting fee (₹199 for 6 months; free for the first members under the launch offer). I take no brokerage on deals made between members: buyers and sellers deal with each other directly.

Some marketplace listings are my own, marked "Listed by Sadat HM · TS-RERA agent". If any fee would be payable by you on one of my listings, it is stated in writing before you commit.

What does not change

• I do not promise returns or appreciation on any property.
• Marketplace postings are not verified by me unless a listing clearly says so.
• I am registered as a real estate agent with TS-RERA (A02200001905). I am not registered with SEBI as an investment adviser, and nothing here is securities advice.
