Privacy Policy

This policy explains what information this website collects, why, and what you can do about it. It is written to be read rather than to be defensible.

Who is responsible

This website is operated by Sadat HM, a real estate agent registered with the Telangana State Real Estate Regulatory Authority (registration number A02200001905), based in Hyderabad, India. For any question about this policy, or to request access to or deletion of your information, write to Connect@sadat.in.

What is collected

Information you give me

If you submit the consultation form, I receive the details you enter: your name, WhatsApp number, optionally your email address, and the answers you select about your investor profile, approximate capital band, objective, preferred geography and timeline, plus anything you type in the notes field. Only your name and WhatsApp number are required.

These details are stored securely on this website's server, in a private database that only I and my assistant can open with a password, so that I can follow up with you. A copy is also emailed to me.

Property marketplace

If you join the property marketplace, I keep: your email address, name and phone number; how you signed in (an emailed code, or Google if you choose it, in which case Google shares your name and email); the date you agreed to share your contact details with your matches; every requirement or property you post, with the answers you give about it (including private details such as a plot or survey number and a map link); which matches you opened; any listing you report; and, for paid postings, the Razorpay payment reference.

A short summary of each live posting (type, area, size, price range and date) is public. Your name, phone number, email, locality and private details are not public: they are shown only to signed-in members whose own live posting matches yours, and only because you agreed to this when you joined.

If you report a listing without signing in, I keep the report and the contact details you give with it.

Information collected automatically

The website uses the Meta Pixel, which sets cookies and records page views and certain actions (for example, submitting the consultation form) so that advertising effectiveness can be measured. This is standard advertising measurement technology and the pixel identifier is publicly visible in the page source, as it is on any website that uses one.

eBook purchases. When you buy an eBook, your name, email address, optional WhatsApp number and Razorpay payment ID are stored on this website's server so that your download can be delivered, re-sent if you lose it, and supported. Payments are processed by Razorpay; your card, UPI and bank details go directly to Razorpay and are never seen or stored by this website. Purchase records are kept for as long as needed for accounting and tax purposes.

The marketplace uses one essential cookie to keep you signed in. It is not used for advertising.

Some features remember things on your own device only, using your browser's local storage: articles you "save for later" and ticks on checklists. This information never leaves your device and is not sent to me. You can clear it at any time by clearing your browser's site data.

Some pages load content from other services: the corridor map loads map images from Esri, and field videos, where shown, are loaded from YouTube only after you press play. These services may receive your IP address when the content loads.

The web server keeps standard access logs, which include IP addresses, for security and diagnostic purposes.

What is not collected

Card, UPI and bank details are never seen or stored by this website. I do not ask for identity documents, and the marketplace does not accept property documents or other file uploads.

Why it is used

• To prepare for and schedule the strategy conversation you requested.
• To reply to you on WhatsApp or by email.
• To run the marketplace: show your postings, find your matches, show matched members each other's contact details, email you about new matches, renewals and expiry, and send the welcome eBook.
• To review reported listings and keep fake or misleading postings off the marketplace.
• To measure which pages and advertisements lead to enquiries.
• To keep the website secure and working.

Your consultation form submission is not added to a marketing list and you will not receive an automated email sequence as a result of it. Marketplace emails relate only to your account and postings.

Who it is shared with

Your consultation form details are not shared with developers, builders, brokers or any third party for marketing. They are used for the conversation you asked for.

In the marketplace, your name, phone number, email and posting details are shared with the other members whose live postings match yours, as described above. If one of my own listings matches your requirement, I receive your details as that match.

These service providers necessarily process data on my behalf:

• Web3Forms — receives and delivers consultation form submissions to my inbox.
• Hostinger — hosts the website, the private database (enquiries and marketplace) and server logs, in its data centres.
• Hostinger Email — sends eBook download links, marketplace sign-in codes and match emails from books@sadat.in.
• Razorpay — processes eBook payments and marketplace posting fees.
• Google — only if you choose to sign in with Google.
• Meta (Facebook) — measures visits and purchases from adverts using the Meta Pixel and Conversions API. Your email and phone number are converted into an irreversible code (hashed) before being shared, and are used only for advert measurement.
• Telegram — sends me a short notification when a new enquiry or marketplace posting arrives.
• CallMeBot — sends me a short WhatsApp notification when a new enquiry arrives. The notification contains your name and the options you selected, not your phone number or email.

Information may be disclosed if required by law or a lawful request from a competent authority.

How long it is kept

Enquiry details are retained for as long as needed to respond and to maintain a record of the conversation, and in any case no longer than 24 months from your last contact, after which they are deleted.

Marketplace records are kept while your account is in use and for up to 24 months after your last posting ends, so that disputes and reports about past deals can be looked into. Payment records are kept for as long as accounting and tax rules require.

Daily backup copies of the database are kept for 30 days and then deleted automatically. Server logs are retained for a short period by the host. You may ask for your details to be deleted sooner at any time; records that the law requires me to keep are kept only for that purpose.

Your choices

• Access or correction — ask what I hold about you, and have it corrected. Marketplace members can edit their name and phone number from their account.
• Stop sharing your contact details — mark your postings "Not available" from your account. Your details then stop being shown to anyone.
• Deletion — ask for your enquiry or marketplace details to be deleted. I will confirm when done.
• Withdraw contact — tell me to stop contacting you, and I will.
• Cookies — you can block or delete cookies in your browser, and use your operating system's advertising controls to limit tracking. The website works without them, except that you need the sign-in cookie to use your marketplace account.

Security

The website is served over HTTPS. Enquiry and marketplace details are stored in a private database outside the public part of the website, protected by individual passwords, with repeated failed logins blocked. Marketplace sign-in uses one-time codes, so no password of yours is stored. My assistant can see enquiries but not your phone number or email address. Form submissions travel over an encrypted connection. No method of transmission over the internet is completely secure, and I cannot guarantee absolute security.

Children

This website, including the marketplace, is intended for adults making property and investment decisions and is not directed at children. You must be 18 or over to join the marketplace.

Grievances

For any complaint about how your information is handled, or about a marketplace listing, write to Connect@sadat.in with "Grievance" in the subject, or use the contact page. Grievance contact: Sadat HM.

Changes

If this policy changes, the revised version will be published here with a new date at the top of the page. Material changes will be summarised at the top of this section.
