1. What this website is

Sadat.in is a research and information platform operated by Sadat HM, publishing real estate knowledge, market and corridor intelligence, original field research, books and resources. It also runs a property marketplace where buyers and sellers post requirements and properties and contact their matches directly. The marketplace has its own marketplace terms, which form part of these terms for anyone who uses it.

2. Information only

Everything published here is for information and discussion. Nothing on this website is investment advice, financial advice, legal advice, tax advice, a valuation, a recommendation, an offer, or a solicitation to buy or sell any property or security. Please read the full disclaimer, which forms part of these terms.

3. No professional relationship

Reading this website, downloading a book, submitting the consultation form or using the marketplace does not create an advisory, agency, fiduciary or professional relationship. Such a relationship arises only under a separate written engagement. How I am paid is explained on the How I'm paid page.

4. Books and resources

The books and resources published here, free or paid, are licensed to you for personal, non-commercial use. You may read them, download them and quote briefly from them with attribution.

You may not: republish or redistribute them in whole or in substantial part; sell, licence or bundle them; host copies elsewhere; remove attribution; present them as your own work; or use them to train machine learning models. Copyright in all text, photographs, research and reports remains with Sadat HM.

5. Photographs and field research

Field photographs are original work, taken on the dates stated. They record conditions at a location on a specific date and should not be taken to represent current conditions. They may not be reproduced without permission.

6. Accuracy and currency

Research is published with its research period, verification date and next review date visible. Research past its review date is marked archived and preserved as a dated historical record — archived does not mean incorrect, but it does mean unverified since that date. I make reasonable efforts towards accuracy but do not warrant that any content is complete, current or error-free.

Marketplace postings are written by the members who post them and are not verified by Sadat.in unless a listing clearly says otherwise.

7. Your responsibilities

Any decision you make remains yours. You are responsible for obtaining independent legal, technical, financial and tax advice from qualified professionals you appoint, and for conducting your own due diligence — including checking title documents, the encumbrance certificate and the site — before paying any token or advance.

8. Third-party links

This website links to external sites and services, including WhatsApp, Razorpay and rinsad.in. I am not responsible for their content, availability, terms or privacy practices.

9. Acceptable use

You agree not to attempt unauthorised access, scrape the site or copy marketplace contact details, submit false information through any form or posting, post property you have no right to sell or market, use the website to send unsolicited or automated messages, or interfere with the website's operation or security.

10. Limitation of liability

To the maximum extent permitted by law, I am not liable for any loss or damage — including loss of capital, loss of profit, loss of opportunity, or indirect or consequential loss — arising from your use of this website, reliance on its content, or any dealing between marketplace members. Nothing here limits liability that cannot lawfully be limited.

11. Changes

These terms and the website's content may change without notice. The version published here is the current one, with its date shown.

12. Governing law

These terms are governed by the laws of India, and the courts at Hyderabad, Telangana have exclusive jurisdiction over any dispute arising from them.
