Sadat.in is a research and information platform operated by Sadat HM, publishing real estate knowledge, market and corridor intelligence, original field research and freely available books and resources. It is not a property portal, a listings service, or a transaction platform.

Nothing on this website is investment advice, financial advice, legal advice, tax advice, a valuation, a recommendation, an offer, or a solicitation to buy or sell any property or security. 3. No professional relationship

Reading this website, downloading a book, or submitting the consultation form does not create an advisory, agency, fiduciary or professional relationship. Such a relationship arises only under a separate written engagement.

4. Books and resources

The books and resources published here are provided free of charge and are licensed to you for personal, non-commercial use. You may read them, download them and quote briefly from them with attribution.

You may not: republish or redistribute them in whole or in substantial part; sell, licence or bundle them; host copies elsewhere; remove attribution; present them as your own work; or use them to train machine learning models. Copyright in all text, photographs, research and reports remains with Sadat HM.

Field photographs are original work, taken on the dates stated. They record conditions at a location on a specific date and should not be taken to represent current conditions. They may not be reproduced without permission.

6. Accuracy and currency

Research is published with its research period, verification date and next review date visible. Research past its review date is marked archived and preserved as a dated historical record — archived does not mean incorrect, but it does mean unverified since that date. I make reasonable efforts towards accuracy but do not warrant that any content is complete, current or error-free.

7. Your responsibilities

Any decision you make remains yours. You are responsible for obtaining independent legal, technical, financial and tax advice from qualified professionals you appoint, and for conducting your own due diligence before committing capital.
