Marketplace terms

  1. What this is. A place where buyers and sellers of property in and around Hyderabad post what they want and contact their matches directly. Sadat.in charges no brokerage on deals made between members. It is run by Sadat HM, TS-RERA registered agent A02200001905. These terms add to the website Terms of Use and Privacy Policy.
  2. Who can join. You must be 18 or over and give your real name and a working phone number. One person, one account.
  3. Postings. Each posting costs ₹199 and is shown for 6 months (the first 50 members may post up to 2 times free). If it gets no match in that time it stays live another 6 months free, once. You can mark it not available at any time; showing it again costs ₹199.
  4. What you may post. Only property you own, or are authorised in writing by the owner to market, and only real requirements. Your answers about ownership, papers and approvals must be true to the best of your knowledge. Do not post the same property more than once.
  5. Not verified. Postings and declarations are made by members. Sadat.in does not verify them unless a listing clearly says so. Check title documents, the encumbrance certificate, approvals and the site yourself, and never pay a token or advance before doing so.
  6. Your contact details are shown only to members whose live postings match yours. You can stop this at any time by marking your postings not available, or by writing to Connect@sadat.in.
  7. Deals are between members. Sadat.in is not a party to any negotiation, agreement or payment between members and is not responsible for them.
  8. Listings by Sadat HM are labelled as such. For developer projects the developer pays his fee. See How I'm paid.
  9. Payments and refunds. Fees are paid through Razorpay. The fee is not refundable once a posting is live. If you were charged but the posting did not go live, write to Connect@sadat.in and it will be made live or refunded.
  10. Misuse. Fake, misleading or duplicate postings, requests for advance payments outside a proper agreement, and abuse of other members may lead to the posting being hidden and the account blocked without refund. Anyone can report a listing.
  11. Complaints. Write to Connect@sadat.in with "Grievance" in the subject. Grievance contact: Sadat HM.
