How Telangana charges a sale deed

Duty is charged on the higher of the price in the deed and the government market value for that locality. You can look up the market value on IGRS Telangana ↗ (Non-Agriculture Rates). Market values were revised from 5 June 2026.
GST is charged by the builder on under-construction homes only: 5% (1% for affordable housing). There is no GST on resale, ready-to-move homes with an occupancy certificate, or plots.
Agricultural land outside municipal limits is registered at the Tahsildar office through Bhu Bharati, not at the Sub-Registrar office.

What are the stamp duty and registration charges in Telangana?
For a sale deed the total is 7.5%. In GHMC, municipalities and corporations it is 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee. In gram panchayats it is 5.5% stamp duty and 2% registration fee.
Is stamp duty charged on the price or the market value?
On whichever is higher: the price in the sale deed or the government market value for that locality.
Do women get a stamp duty concession in Telangana?
No. Men and women pay the same rates in Telangana.
Is GST payable on a resale flat?
No. GST applies only to under-construction homes bought from a builder: 5%, or 1% for affordable housing.
