LRS fee estimator
An estimate of Telangana LRS regularisation and open-space charges under G.O.Ms.No.131, with the 25% rebate.
An estimate only. Your LRS notice on lrs.telangana.gov.in ↗ is final: it can add conversion, betterment or other charges and uses the government (SRO) market value as on 26 August 2020. The ₹1,000 application fee paid when applying is not included.
How the LRS charge is worked out
Under G.O.Ms.No.131 (31 August 2020), the basic charge depends on plot size, and you pay a share of it that depends on the plot’s government market value per square yard as on 26 August 2020 (Tables I and II of the order).
| Plot area | Basic charge |
|---|---|
| Up to 100 sq m (about 120 sq yd) | ₹200 per sq m |
| 101–300 sq m | ₹400 per sq m |
| 301–500 sq m | ₹600 per sq m |
| Above 500 sq m | ₹750 per sq m |
| Market value per sq yd | Share of basic charge |
|---|---|
| Up to ₹3,000 | 25% |
| ₹3,001–5,000 | 50% |
| ₹5,001–10,000 | 75% |
| Above ₹10,000 | 100% |
Some published guides show a 7-step table (20% to 100%) said to come from a later amendment. We have not seen that amendment, so this calculator follows the published G.O.Ms.No.131.
Where the layout does not leave 10% open space, a pro-rata open-space charge of 14% of the plot’s market value is added. It can also be paid later, when you apply for building permission. The 25% rebate applies to the regularisation charge, not the open-space charge.
