Bharat Future City is the Telangana government's planned new city on Hyderabad's southern edge, beyond the Outer Ring Road. It is a real, funded programme with a development authority and road works under way. Most of the city itself, though, is still on paper.

What is confirmed
- The authority exists. The FCDA was set up in March 2025 as a special area development authority. Its office at Mirkhanpet, Kandukur mandal, had its foundation stone laid on 28 September 2025.
- The radial road. A 41.5 km greenfield road (named after Ratan Tata) is planned from Raviryal on the ORR to Amangal on the future Regional Ring Road. It is 100 m wide, six lanes expandable to eight, with space for a metro line. Phase 1 is 19.2 km (Raviryal to Mirkhanpet, about ₹1,911 crore); phase 2 is 22.3 km (Mirkhanpet to Amangal, about ₹2,710 crore).
- Money spent so far. A government training document reports ₹1,963.90 crore spent up to December 2025, including land.
- Planned zones. AI City, Health City, Sports Hub, Entertainment District, an EV and energy-storage park, residential areas and an eco-tourism zone, with a 400-acre urban forest.
What is not settled yet
- Land. Part of the core land was acquired years ago for the earlier Pharma City. Farmers in Yacharam mandal have disputed possession; in July 2026 a revenue officer confirmed a court stay covering about 2,000 acres in Medipalli and Kurmaddi villages.
- Final plans. Official cost and capacity figures are described as provisional until the land-use plan and infrastructure master plan are final.
- Metro. A metro link to Future City is proposed but is not part of the Metro Phase 2 corridors approved in October 2026.
- Timelines. No official completion date for the city has been published.
What it means if you are buying here
- Land "near Future City" is sold on the promise, not on what exists today. Ask exactly how far the plot is from the radial road and from the FCDA zones, by road, not by straight line.
- Check the survey number on Bhu Bharati and ask whether it falls in land notified or acquired for Pharma City or Future City. Disputed land is the biggest risk in this belt.
- Check the layout approval (HMDA or FCDA) and the zoning. Agricultural land cannot be built on until it is converted.
- Plan for a long holding period. Infrastructure here is at the start of its cycle.
