Northern part

  • Bids were first invited on 11 November 2025. By August 2026 the deadline had been extended six times; reports in October 2026 said tenders were still waiting for clearance from the Union Cabinet Committee on Economic Affairs.
  • Over 90% of the land acquisition is reported complete. The State shares half of the land cost and allocated ₹1,525 crore for it in the 2026–27 budget.
  • The design was changed from an access-controlled expressway to a standard national highway with a 100 km/h design speed.
  • Reported cost estimates differ between reports (₹8,535 crore in April 2026; ₹23,935.6 crore in August 2026). Treat any single figure with care.

Southern part

  • The State Cabinet approved alignment options on 23 June 2025 and sent a revised alignment to the road ministry on 25 February 2026. Central approval was still pending in October 2026.
  • Farmers have protested the alignment changes.
  • The government has asked HMDA to include the southern stretch in the expanded Hyderabad Metropolitan Region.

What it means if you are buying here

  • "On the RRR" usually means on a proposed alignment. Ask for the village and survey number and compare it with the official notification, not a brochure map.
  • Land inside the notified road width will be acquired. Check that the plot is not in it.
  • Northern-part villages have more certainty than southern-part villages, where the alignment can still change.
  • No completion date has been published for either part.
