The western side of the Outer Ring Road around Kokapet and the Financial District is Hyderabad’s most expensive growth belt. Its prices are set less by apartments than by government land auctions and office demand.

What is shaping the belt

  • Auctions set the price floor. When HMDA sells land at ₹130+ crore an acre, builders price flats to recover it.
  • Unlimited height zones. The Neopolis plots are in a multi-use zone with no floor restrictions, so towers are common.
  • The 2026 TDR rule. Towers above 10 floors in the core urban region must buy TDR equal to 10% of the area from the 11th floor up, a cost that can reach flat prices. See TDR explained.
  • GO 111 scrapped (May 2023). 84 villages to the south-west, around Osman Sagar and Himayat Sagar, were freed from building restrictions, adding land supply next to this belt.

What it means if you are buying here

  • Check the RERA record of every high-rise: completion dates in this belt are long.
  • Distance to a future metro station matters more than to the line; stations are not final.
  • Compare the per-sq-ft price with resale flats nearby, not only with new launches.
