How to check a project or agent on TG-RERA

Every apartment or plotted project in Telangana above the RERA thresholds must be registered with the Telangana Real Estate Regulatory Authority before it is advertised or sold. Checking takes five minutes and is the first thing to do before paying any token.

Check a project

1. Get the registration number in writing from the brochure, website or booking form. Project numbers look like P02400009942.
2. Open the TG-RERA portal and choose Search Registered Projects and Agents.
3. Search by the registration number (most reliable), or by project or promoter name.
4. Open the record and check: the status is live (not lapsed or revoked); the promoter name matches the company on your receipt; the completion date matches what the sales team promises; the approved plans include the floors and amenities being advertised.
5. Open the quarterly progress updates. Updates that stopped months ago are a warning sign.
6. Save a dated screenshot of the record with your papers.

Check an agent

Use the same search to look up the agent. Agent numbers look like A02200001905 (that is mine). An agent selling registered projects should be registered.

Red flags

• No registration number, or “applied for” instead of a number.
• The number does not return a match after two tries.
• The promoter on RERA is a different company from the one taking your money.
• Amenities or floors in the brochure that are missing from the approved plan.

RERA registration shows the project is on record. It does not prove clear title to the land. Also check the encumbrance certificate and land records.
