Bhu Bharati is Telangana’s land record portal, which replaced Dharani. For agricultural land and farm plots it tells you who the recorded owner (pattadar) is, how much land is recorded, and how it is classified.
| Pattadar name | Must match the seller, and every co-owner must sign the sale |
|---|---|
| Extent | The area recorded should be at least what you are buying |
| Classification | Wet, dry, or government/assigned land. Assigned or government land usually cannot be sold |
| Enjoyment | Who actually occupies or cultivates the land |
Then check the encumbrance certificate for loans and earlier sales, and convert the area with the land area converter.
Share the project or area you’re considering. I’ll check the approvals, the RERA record and what is actually on the ground, and tell you plainly what I find. The first call is free.
