An Encumbrance Certificate lists the registered transactions on a property for a period: sales, mortgages, gifts. It is the quickest way to spot a loan or an earlier sale the seller has not told you about.
Online EC covers transactions from 1 January 1983. “Data not found” is not proof of a clean title: confirm with the Sub-Registrar office.
Stamp duty is charged on the higher of this value and the price. Work it out with the stamp duty calculator. Market values were revised from 5 June 2026.
For older registered deeds use Certified Copies of Registered Documents (through MeeSeva, with district, SRO, year and document number). New registrations have their own route under the same citizen login.
