The height limits
Buildings near an airport need a height No Objection Certificate from the Airports Authority of India. Around Shamshabad, limits are strictest under the flight paths (the “air funnel”) and relax with distance. Before buying land for a building, check the permissible height for the exact location on the AAI NOCAS portal ↗. Parts of the old HADA area still follow its zoning.
What it means if you are buying here
- Check the master-plan zone and the height limit together. See HMDA Master Plan zones explained.
- “Near the airport” covers a large area. Measure the actual road distance and travel time.
- Metro stations on the airport line are not final yet.
