What this is. A marketplace where real-estate agents and brokers post the properties they market and the buyers they represent, and contact the agents whose postings match. It is separate from the Owners & Buyers marketplace: owners and buyers do not see it. It is run by Sadat HM, TS-RERA registered agent A02200001905. These terms add to the website Terms of Use and Privacy Policy.
Who can join. Agents, brokers and channel partners aged 18 or over, with their real name and a working phone number. One person, one account. An email or phone number used on the Owners & Buyers marketplace cannot be used here.
Membership. ₹199 a month for unlimited postings, paid by Autopay (UPI Autopay or card, charged every month until cancelled) or one month at a time. The first 50 agents may use it free until 1 January 2027. You can cancel Autopay at any time from your account; the membership then runs to the end of the period already paid.
If the membership ends. Your postings pause and are hidden from other agents, and matches’ contact details are locked. Nothing is deleted: you can still see your matches and their details, and everything is live again as soon as you renew. We may email you a short summary of your matches now and then; every such email has a link to stop them.
What you may post. Only properties you are authorised to market and buyers you really represent, with true details. When you say you have verified a property or buyer, that is your own statement; Sadat.in does not check it.
Deals and brokerage. Deals, and any brokerage or sharing of brokerage, are between the agents and their own clients. Sadat.in is not a party to them and takes no share.
Contact details are shown only to agents whose live postings match yours.
Payments and refunds. Fees are paid through Razorpay and are not refundable for a period that has started. If you were charged but your membership did not start, write to Connect@sadat.in and it will be started or refunded.
The strict rule. Agents must never post on, or sign up to, the Owners & Buyers marketplace. If an agent does, or if more than one report or complaint is received about an agent, the Agents membership is suspended without prior notice and without refund.
Fresh inventory. Each posting must be confirmed once a month through the one-tap email. A posting not confirmed within 7 days is paused until it is confirmed.
Misuse. Fake or misleading postings and abuse of other members may lead to postings being hidden and the account blocked without refund.
