What happens after the factories and infrastructure?

A field investigation from Gachibowli to NIMZ Zaheerabad. The infrastructure is real and under construction. The jobs, the people and the housing demand that are supposed to follow it have not yet been shown to exist — and that gap is what this report is about.

01 · Executive summary

The infrastructure is real. The demand it is supposed to create has not yet been shown.

GIR-001 did not set out to find a property. It set out to understand what is actually happening on the ground between Hyderabad and Zaheerabad, and particularly around the National Investment and Manufacturing Zone (NIMZ) north of Zaheerabad town.

The first finding is that NIMZ Zaheerabad should not currently be read as a residential real-estate destination. It is an industrial and economic-infrastructure story. Phase-I contract works are visibly under way: earthmoving, new internal roads, a boundary fence line and a project board dated 2026. An industrial base already exists in the wider area — the 2017 planning report names Mahindra & Mahindra, MRF, Aurobindo Pharma, BHEL and others in the influence zone — so this is not an empty site being asked to become industrial from nothing.

What the field visit could not show is the next link in the chain. Infrastructure is visible. New employment inside NIMZ is not yet visible. Housing demand, rental demand and commercial activity follow employment, not roads, and none of them has been established by this report.

That turns the real-estate question around. It is not “which plot near NIMZ should I buy?” It is: if industrial activity does create employment here, where will those workers live, shop, access healthcare, educate their children and spend their income? That question is the foundation of GIR-002.

04 · NIMZ: what the project represents

A 2017 plan and a 2026 contract are not the same project.

The 12,635-acre conceptual NIMZ plan (2017 PFR) should not be confused with the current Phase-I activation area — 3,245.48 acres on the photographed site board, 3,245 acres on the NICDC project page. The first is a planning envelope from 2017. The second is the part now under contract.

Analysis

The two tables describe different areas and cannot be compared line by line. What they show together is direction: the 2017 plan reserved 638 acres of the full envelope for housing, while the Phase-I board reserves 10. Phase-I is being built as a workplace. If housing arrives inside NIMZ, it belongs to a later phase or to the land outside it.

Zaheerabad is not starting from zero.

Zaheerabad is not starting from zero. The 2017 planning report names well-established industries in the NIMZ influence zone. This is the base the Phase-I platform is being added to.

Listed as named in the December 2017 Pre-Feasibility Report. GIR-001 observed the Mahindra facility directly. The current operating scale of the other establishments was not verified in this investigation.

The thesis is therefore not that an empty location will suddenly become industrial. It is that an existing industrial ecosystem may receive a much larger planned industrial-infrastructure platform.

The Mahindra & Mahindra facility is the clearest evidence in the investigation that the area already runs as an industrial economy rather than an industrial plan. The field visit recorded separate gates serving separate functions.

Analysis

A facility that separates people, finished goods and inbound materials has a working employment, production and logistics system. That is the pattern NIMZ is designed to repeat at scale. It is also the pattern that creates daily demand for housing, food, transport and services somewhere nearby.

Gate functions were observed by the investigator on the 9 August 2026 field visit. No photograph of the Mahindra facility is included in this edition.

Analysis

Between the 2021 coverage and the April 2026 report, the proposed investment attached to Triton rises from ₹2,100 crore to over ₹3,500 crore. The change is not explained in the coverage reviewed. GIR-001 did not observe any of these units operating. None of these figures is used to infer actual employment, production or real-estate demand, and none is used in this report’s conclusions.

FINDING 01

Phase-I is moving from plan to physical works.

Ground observation

Fact

The site board records an EPC agreement dated 06-02-2026, a completion date of 06-02-2029, a contract value of ₹1,285.94 crore including O&M, M/s GVPR–SRR (JV) as contractor and M/s Tata Consulting Engineers as PMNC consultant.

Analysis

The site is in the delivery stage of a contract let in February 2026. That is a genuine change from a designation that dates to 2013. It is still infrastructure: the board lists roads, drains, water, power and effluent systems, not factories.

Investor consideration

A completion date is a contractual target, not an outcome. When you read this, ask what share of the 47.82 km of internal roads and the utility networks is actually complete.

FINDING 02

Two eras of NIMZ are visible side by side.

NIMZ Zaheerabad received DIPP in-principle approval in January 2013 and final approval in December 2015.

Analysis

Roughly thirteen years separate the first approval from the EPC agreement. For most of that time the NIMZ name existed without comparable physical works. Land has been marketed on that name throughout.

Investor consideration

When land is sold on the strength of “NIMZ”, ask which NIMZ the claim refers to: the 2013 designation, the 12,635-acre plan, or the 3,245-acre Phase-I now under contract.

Phase-I is allocated to industry, not housing.

Analysis

Demand from Phase-I will arrive first as employers, then as workers needing rented accommodation, and only later — if at all — as owner-occupier housing. That sequence favours worker rental and services in existing towns before it favours residential products beside NIMZ.

Investor consideration

If you are offered a residential product described as “near NIMZ”, ask who the exit buyer is when the adjoining zone reserves 0.31% of its area for housing.

FINDING 04

The route to Zaheerabad is itself under construction.

Ground observation

Elevated-structure piers with exposed reinforcement, diverted carriageways behind concrete barriers, and container freight were recorded on the investigation route between Hyderabad and Zaheerabad.

Analysis

Road-capacity investment on the access corridor supports the industrial case over the long term. In the short term it adds friction to every trip, including the commute any future NIMZ workforce would make.

Investor consideration

The specific highway project, its owner and its completion date were not identified in this edition. Treat corridor access as improving, not as complete.

07 · The investment logic

Where the evidence currently stops.

Real-estate demand is downstream of economic and human activity. GIR-001 traced how far along this chain the evidence currently reaches.

The evidence currently reaches the first stage and part of the second. Everything after that is the subject of further investigation, not of this report.

The critical question

The first field visit did not attempt to answer “which plot should I buy?” It raised a more important question: where will the economic activity created by NIMZ actually translate into human activity?

Current working hypothesis

Zaheerabad’s opportunity may ultimately depend less on residential development immediately surrounding NIMZ, and more on the town’s ability to function as the human, rental, commercial and service ecosystem supporting industrial expansion.

Deliberately treated as a hypothesis, not a conclusion. It requires ground verification.

The photographed site board states 3,245.48 acres and the NICDC page 3,245 acres; August 2024 approval coverage and a January 2026 report cited in the research notes state 3,909 acres. Until reconciled, any claim that depends on the exact Phase-I boundary should be treated with caution.

10 · Preliminary conclusion

Zaheerabad is worth investigating — not because someone is selling land there, but because an existing industrial ecosystem is being reinforced by a large, now physically active, planned industrial-infrastructure project.

The real investment question is what happens after the factories and infrastructure:

    Gachibowli → Patancheru → Sangareddy → Sadashivpet → Zaheerabad / NIMZ, recording what exists rather than what is marketed.

    Record on site

    Video and photographs of works, signage and settlement. The Phase-I board was photographed and transcribed as displayed.

    Read the plan

    The 2017 Pre-Feasibility Report for the planning envelope, approvals history, land use and projections.

    Check the current record

    NICDC and PIB material for the current Phase-I. Where they disagree with each other or with the board, the disagreement is published.

    Separate announcements

    Media and company announcements are logged as A and excluded from conclusions until independently confirmed on the ground.

This report consolidates the GIR-001 field observations and the NIMZ source material reviewed. The 2017 Pre-Feasibility Report is a historical planning source and is not, by itself, evidence of current execution.

Official “potential” and “projected” figures are reproduced as targets. None is presented as employment or investment that has occurred.

Observations from later field work — including local statements about residential prices and Zaheerabad’s role as a service hub — are intentionally excluded from this edition and will appear in GIR-002.

Photographs are original field evidence. Newspaper and social-media material is cited as secondary and is not reproduced.
