GIR-002 investigates where industrial activity around Zaheerabad is turning into workers, housing, rentals, commerce and services. The field evidence points to the town, not the fence line of NIMZ. How strong that link is has not yet been measured, and this report says exactly where the measurement stops.

What did GIR-002 actually find?
GIR-001 asked what is being built at NIMZ Zaheerabad. GIR-002 asked where the people are. These are the findings, each with the strength of evidence behind it.
- Zaheerabad already has an established industrial ecosystem. NIMZ is not an isolated greenfield story.
- Mahindra is a major industrial anchor, with separate gates for workers, finished tractors and raw material.
- Automobile-related ancillary activity exists around the industrial base, including chassis and parts suppliers.
- Local people say most workers live in Zaheerabad town, because schools, hospitals, shopping and services are already there.
- Some workers commute from surrounding Telangana and Karnataka villages. People from outside Telangana reportedly live in the town.
- The NIMZ perimeter looks different. Industrial infrastructure is visible; a mature daily-life ecosystem is not.
- The human-demand chain is currently more visible in the town than around NIMZ. Its size has not been measured.

GIR-001: NIMZ Zaheerabad Ground Intelligence Report drove the corridor from Gachibowli to the NIMZ Phase-I site. It found real infrastructure under construction, an existing industrial base led by Mahindra, and a Phase-I plan that reserves only 10 of 3,245.48 acres for residential use.
It ended on one question it could not answer: does Zaheerabad have the human ecosystem to absorb the industrial growth NIMZ is designed to create?

A factory does not buy a house. A worker might rent one.

A factory can operate for years without creating a residential market beside it. Its land is fenced. Its buildings are sheds. Nobody lives there.
The people who work in it are different. Every one of them needs somewhere to sleep, eat, shop and travel. If they have children, they need a school. If they fall ill, they need a hospital. Each of those needs is spent somewhere, and that somewhere is not necessarily next to the factory.
That is why GIR-002 followed the worker rather than the land. Workers are the bridge between industry and housing demand. If the bridge is missing or short, the demand that property marketing promises may never reach the plot being sold.
The town already does what NIMZ does not yet do: house and serve people.
Why is Zaheerabad town important to the industrial ecosystem?
Short answer: Local people told us that employees of Mahindra and surrounding industries mostly live in Zaheerabad, because schools, colleges, hospitals, shopping, parks and everyday services are already there. This is local intelligence. It is consistent with what we observed, but it has not been counted.

Zaheerabad may be functioning as the existing human, rental, commercial and service hub supporting the industrial ecosystem. This is a hypothesis built on local accounts and observation. It is not an investment conclusion.
Three gates, three kinds of movement.
Mahindra and other automobile industries form a large part of Zaheerabad’s industrial character. From the field, the Mahindra industrial zone is impressive in scale and activity. Its gates show that it is a working operation, not a plan.
People entering and leaving. A direct signal of workforce movement.
Finished products leaving. A signal of production and outbound logistics.
Inputs arriving. A signal of an inbound supply chain.
Gate functions are field observations and reports. They are not a company operations audit, and they say nothing about shift sizes or output volumes.
The economy does not stop at the factory gate.

Many ancillary automobile businesses were reported to depend on Mahindra. Chassis manufacturing and automobile parts and supplier activity were specifically mentioned.
The wider ecosystem may also include repair and service businesses, transporters, food outlets and worker-facing services. These matter because industrial impact can travel well beyond the main factory, and because each supplier has its own workers.
The major industries around Zaheerabad were described as predominantly automobile-related, with fewer food-processing units. That fits the automobile and transport-equipment focus listed for NIMZ Phase-I.
Roads around the ancillary units
Roads serving some surrounding industries were described as poor compared with the main roads. Local people expect them to improve as industry expands.
A local claim was also made that Zaheerabad’s main road is being widened to about 200 feet. We have not found an official record of this. Road stories influence land expectations, so future research will separate roads that are built, under construction, sanctioned, proposed and merely discussed.
Two patterns at once: moving to town, and commuting from home.
Where do industrial workers around Zaheerabad live?
Short answer: Local field evidence indicates that Zaheerabad town is the main place where workers connected to the industrial ecosystem live. Some commute from surrounding Telangana and Karnataka villages, and a few reportedly live as far away as Sadashivpet. The proportions are not yet known.

Extent unknown. The field impression was that the main worker base stays in Zaheerabad.
Quantification required.
Two patterns may run in parallel. Workers from elsewhere relocate into Zaheerabad for its services. Workers with homes nearby keep them and commute. The second pattern matters for property: commuting is a substitute for renting, so a growing workforce does not automatically become a growing rental market.
Rent is a better test of demand than an advertised plot price.
An asking price tells you what a seller hopes for. A rent that is actually being paid tells you that someone needed the space enough to pay for it every month. That is why GIR-002 treats rentals as the first real test of whether industry is producing human demand.

What a real rental observation needs
- Unit type: 1 BHK or 2 BHK
- Rent actually paid, and whether maintenance is included
- Is it occupied right now?
- Where does the tenant work?
- How long did it take to find a tenant?
- Has the rent changed in the last 2–3 years?
- Would the tenant move if rent went up?
- Confirmed by the landlord, not only by an agent
The GIR-002 field workbook has a rental log built for these fields. The next target is at least ten complete observations.
A “To Let” board is a question, not an answer.
Commercial “To Let” boards were observed in Zaheerabad. Local people said demand linked to upcoming industries is increasing.
Both are real signals, and both are ambiguous. A board can mean a landlord expects tenants. It can also mean the last tenant left.
What would turn the signal into evidence

Two places, two characters.
Is the NIMZ perimeter already a residential area?
Short answer: No. During fieldwork we did not see a concentration of daily-life services around the NIMZ perimeter comparable with Zaheerabad town. What is visible there is roads, street lighting, power lines, fencing and cleared land.

NIMZ perimeter and industrial zones
Land, sheds, roads, power, water, fencing. People arrive for a shift and leave.
Zaheerabad town and home villages
Rent, food, schools, clinics, shops, transport. Money is spent here every day.
This is the central insight of GIR-002. Property is often sold on distance to a factory: “5 km from NIMZ.” But the demand a factory creates is carried by its workers, and workers choose where to live based on services, cost and family, not only distance.
So the useful question is not which land is closest to NIMZ? It is which locations are actually connected to workers, services, rentals, commerce, transport and future industrial demand?

Project names are withheld so this table cannot be read as a comparison or endorsement. They are held on file. One project quoted three different rates depending on the channel — itself a reason to treat asking prices with care.
Supply is not absorption
Several plotted developments are marketed around Zaheerabad and NIMZ. Developer claims of demand are not independent evidence. The correct sequence to check is: advertised inventory → bookings → registrations → occupied units → resale. Residential supply can arrive long before real end-user or rental demand.
An MoU is an intention. A factory is a payroll.

Only step 05 onwards creates workers, and only workers create the downstream demand this report is about. Old newspaper cuttings are evidence that someone intended to invest. They are not evidence that anyone is working there today.

- Announcement vs execution: each announced company tracked through land, construction, machinery, hiring and production.
Is the human-demand chain between NIMZ and Zaheerabad strengthening, and where?
Before you consider property around Zaheerabad or NIMZ, ask:
- Who actually works nearby?
- Where do they live?
- What rent are they paying?
- Are rental units occupied?
- How quickly do units get tenants?
- Where do workers shop?
- Which businesses are growing?
- Are the industries actually operating?
- Is the infrastructure built, or only announced?
- Are the prices asking prices or transaction prices?
- Is there evidence of resale?
- Is there real end-user demand?

GIR-002 does not tell you which property to buy. It tells you what to investigate before you decide.
The strongest signal in GIR-002 is not a land-price number. It is the relationship between an existing industrial ecosystem and an established town that already houses, serves and absorbs the people connected to it.
The NIMZ perimeter, by contrast, is still mainly an industrial-development environment. Until rents, occupancy, worker catchments, shop trade and transactions are measured, this remains an intelligence investigation, not an investment conclusion.

What is NIMZ Zaheerabad?
A National Investment and Manufacturing Zone of about 12,635 acres in Sangareddy district, Telangana, now the Zaheerabad Industrial Node of the Hyderabad–Nagpur Industrial Corridor. Phase-I, about 3,245 acres, is under construction and is planned mainly for industry and logistics.
What did GIR-002 investigate?
Where industrial activity around Zaheerabad translates into workers, housing, rentals, commerce and services. It studied five zones separately: existing industrial areas, Mahindra, ancillary suppliers, Zaheerabad town and the NIMZ perimeter.
Where do industrial workers in Zaheerabad live?
Local people told Sadat.in that most employees of Mahindra and surrounding industries live in Zaheerabad town. Some commute from nearby Telangana and Karnataka villages, and a few reportedly live as far as Sadashivpet. The proportions have not been measured.
Why is Zaheerabad town important to the industrial ecosystem?
It already has schools, colleges, hospitals, shopping and everyday services, which were repeatedly described as the reason workers choose to live there. It may function as the human and service hub for the industrial base. This is a working hypothesis.
What role does Mahindra play in Zaheerabad?
Mahindra is a major industrial anchor. Field observation recorded separate gates for workers, finished tractors and raw material, and automobile-related suppliers operate around it. Local workforce figures of about 10,000 are unverified.
Is there rental demand in Zaheerabad?
There are signals but no verified rental index. Indicative rents are about ₹4,000 a month for a 1 BHK and ₹8,000–₹12,000 for a 2 BHK, from field and supplier references. Occupancy and time-to-rent have not yet been recorded.
Is the NIMZ perimeter already a residential area?
No. During fieldwork the perimeter showed roads, lighting, power lines and cleared land, without a concentration of daily-life services comparable with Zaheerabad town. The Phase-I plan reserves 10 of 3,245.48 acres for residential use.
Are current property prices near NIMZ verified transaction prices?
No. The prices collected for GIR-002 are asking, marketing or promotional quotes, plus a separate local observation of about ₹18,000–₹40,000 per sq yd. None is a registered transaction price.
Does NIMZ guarantee property appreciation around Zaheerabad?
No. GIR-002 has not established appreciation, rental growth, absorption or any benefit to a specific project. Industry creates demand only through workers, and that link has not yet been measured.
What should investors verify before buying near NIMZ Zaheerabad?
Who works nearby and where they live, actual rents and occupancy, whether industries are operating rather than announced, whether infrastructure is built, whether prices are asking or transaction prices, evidence of resale, and clear legal title.
