What this means, in my reading
- Buyers have more choice. Launches more than doubled while sales grew 15%. Unsold stock builds up, so there is room to negotiate on price, payment plans and extras, especially with new launches.
- Homes under ₹50 lakh are the weakest part of the market (registrations −20% in September). Sellers of small, low-priced homes should price realistically to sell.
- Expensive homes keep their share of value. Buyers with bigger budgets are still active.
- Office jobs are the strongest signal. Most of this leasing is in west Hyderabad. People working there look for homes they can reach: along the ORR, Kollur–Tellapur, and the NH-65 side towards Patancheru.
These are my interpretations of the published numbers, not forecasts and not investment advice.
