Sangareddy property guide 2026

Sangareddy is the district headquarters, home to IIT Hyderabad at Kandi, and the point where the planned Regional Ring Road begins. Almost every plot advert here mentions all three. Here is what is real today.

• Regional Ring Road (north): Sangareddy to Choutuppal, about 161 km, by NHAI. Over 90% of the land is reported acquired, but tenders were still waiting for central clearance in October 2026. No completion date is published. Details on the RRR page.
• NH-65 widening: the Patancheru–Sangareddy stretch (about 22 km) is being widened with underpasses and flyovers; traffic was diverted for two months from 26 September 2026.
• IIT Hyderabad: the campus at Kandi brings students, staff and visitors, and supports rental demand nearby.

What it means if you are buying here

• “Near RRR” usually means near a planned road. Ask for the village and survey number and compare with the official alignment. Land inside the road width will be taken.
• Near IIT, check whether rental demand is for rooms and small flats (students, staff) rather than for plots.
• Prices vary a lot by distance from the highway and the town. Compare at least three real listings in the same village.

Before you pay a token here: 6 checks

1. Layout approval. Ask for the HMDA or DTCP LP number and check it yourself: how to check an LP number.
2. Land record. Check the survey number and owner on Bhu Bharati: step by step.
3. Loans and cases. Get the encumbrance certificate (EC) for at least 30 years: how to get an EC.
4. Master-plan zone. Make sure the land is in a zone where houses are allowed: master-plan zones explained.

6. Road widening. On the highway, ask how much of the plot falls inside the NH-65 widening line. That part can be taken.
