What is moving

  • Metro: Miyapur to Patancheru, 13.4 km, is one of five Phase 2 corridors the Centre approved in late October 2026 (₹24,269 crore in total, target 2029). Station locations are not final. More on the Metro Phase 2 page.
  • BHEL flyover: the 1.65 km flyover at BHEL junction on NH-65 (₹136 crore) opened in May 2025. Crossing the junction now takes minutes instead of up to half an hour at peak time.
  • NH-65 widening: from 26 September 2026, traffic between Patancheru and Sangareddy was diverted for two months so NHAI can widen the road and build underpasses and flyovers.

What it means if you are buying here

  • Patancheru is already priced for the metro. Do not pay extra for a station location that has not been announced.
  • This is an old industrial area. Check how far the property is from factories, and ask neighbours about water quality and smell before you decide.
  • Flats here suit people working in BHEL, Kollur, Tellapur or the industrial areas. For rent, ask what similar flats actually rent for, not what the builder says.

Before you pay a token here: 6 checks

  1. Layout approval. Ask for the HMDA or DTCP LP number and check it yourself: how to check an LP number.
  2. Land record. Check the survey number and owner on Bhu Bharati: step by step.
  3. Loans and cases. Get the encumbrance certificate (EC) for at least 30 years: how to get an EC.
  4. Master-plan zone. Make sure the land is in a zone where houses are allowed: master-plan zones explained.
  5. RERA. For a project, check its TG-RERA number: how to check RERA.
  6. Road widening. On the highway, ask how much of the plot falls inside the NH-65 widening line. That part can be taken.

Work out your costs first: registration charges, LRS fee and gaj / sq yd / sq ft converter.
